PacRim’s scope for this project was to provide architectural and engineering detailed design and construction support for the JCCC 3rd Floor New Office Spaces and 1st Floor Shower Floor Repair projects for the Port in the City of Long Beach Harbor District at Berth F-202. The project elements and work encompassed the following:
JCCC 3rd Floor New Office Spaces
The Port’s Security Division requested the 3rd Floor at JCCC of three cubicle areas that was previously used as a conference room and two office spaces, to be renovated into three-walled office spaces (one large conference room and two offices). Walls were maintained at full height and well insulated to provide privacy for the offices and “noise reduction.” Existing HVAC and fire safety systems needed to be modified or added to accommodate newly configured spaces. Existing fixtures and racks will be re-utilized to the extent possible.
JCCC 1st Floor Shower Floor Repair
The 1st floor shower rooms in the men’s and women’s locker rooms were not sufficiently sloped to provide adequate drainage causing water flow and/or seep outside the shower on the floor adjacent to the shower (shower entryway) causing water to pool in the showers and on the floors of the shower entryway. To address slope and drainage issues, the report recommends repair solutions of removing the threshold to the shower stalls, sloping the vestibule floor, and redirecting water to those existing drains. Vestibule floors are currently 1⁄2 inch higher in elevation than the floor elevation at the entrance to the shower stalls. This 1/2-inch increase in floor elevation will align with the top of the 1/2-inch tall threshold at the entry to the vestibule from the locker room. In addition, in the men’s shower area, there is black mold growing in the tile grout and on the tiles where the water pools exist. This approach mitigates mold by providing a new tiled floor built atop the existing slab for the entire shower room. Early in the PS&E Design Phase, considerations to revise the floor and wall materials will be made, based on the Security Division’s input, to further eliminate mold concerns.
